Terms and Conditions

Swiss Dream Living · www.swissdreamliving.com

Effective date: January 2026

These Terms apply to every stay booked with Swiss Dream Living, whether booked directly through this website or through a third-party platform. They form part of the booking contract together with the property-specific House Rules and the Web Check-in Confirmation. By completing a booking, the person making the booking (the "Guest") accepts these Terms on behalf of every person who will stay at the property.

1. Our holiday homes

Our properties are locally owned holiday homes, cared for by people who live nearby. They are made available to guests on the understanding that they are used with the same care and consideration as one's own home, and that the peace and privacy of neighbours are respected at all times. Holiday accommodation in Switzerland is closely regulated, and each home is approved for a specific number of occupants. These Terms protect our guests, our neighbours and the continued availability of each home.

2. Booking and confirmation

2.1 A booking is confirmed only upon written confirmation from Swiss Dream Living.

2.2 The booking states the full name of every person who will stay at the property. The home is approved to host the number of guests mentioned in the booking, and that number may not be exceeded.

2.3 Prices are shown in the currency stated at the time of booking and include applicable VAT unless otherwise stated. Local visitor's tax (Kurtaxe) is charged where applicable.

3. Security deposit

3.1 For direct bookings, Swiss Dream Living reserves the right to request a security deposit before arrival. Where requested, the deposit is a condition of access to the property.

3.2 The deposit is returned within [14] days of departure. Swiss Dream Living may deduct from it any amounts owed under these Terms, including the costs of damage, additional cleaning, and the amounts set out in Section 10. Where the deposit does not cover the amount owed, the balance remains due.

4. Guest registration and identity

4.1 Swiss law requires accommodation providers to register every guest with the local authorities. Before or upon arrival, each adult occupant provides a valid government-issued identity document and the information requested in the Web Check-in.

4.2 Personal data is processed solely for registration, visitor's-tax and security purposes in accordance with the Swiss Federal Act on Data Protection and our Privacy Policy.

4.3 Access to the property is granted once registration is complete. A Guest who does not complete registration is not entitled to access or to a refund.

5. Arrival and departure

5.1 Check-in is from 16:00 on the day of arrival. Check-out is by 11:00 on the day of departure. These times allow the home to be prepared for each guest and are fixed.

5.2 Early arrival or late departure is possible only with our prior written agreement. Entry before the check-in time, or presence at the property after the check-out time, without such agreement is a breach of these Terms.

5.3 On departure, the Guest returns all keys to the designated location and informs us by message that the property has been vacated.

6. Occupancy and visitors

6.1 Only persons named in the booking may enter or stay at the property. This applies to overnight stays and to daytime visitors alike.

6.2 The number of guests in the booking is the number the home is approved to host. It is a legal limit rather than a comfort guideline, and exceeding it would make the stay unlawful. For this reason there are no exceptions, and no payment or offer by the Guest creates a right to additional occupants or visitors.

6.3 Parties, celebrations, events and gatherings are not permitted.

7. Consideration for neighbours and quiet hours

7.1 Guests respect the privacy and peace of neighbours at all times. Quiet hours are from 21:00 to 07:00, during which no noise or disturbance is permitted. Where the municipality sets stricter rules, those rules apply.

7.2 Guests use only the areas and facilities included in their booking. Private areas of the building, neighbouring properties, grounds not designated for guest use, and any locked rooms or storage are not part of the rental.

7.3 Vehicles are parked only in the spaces allocated to the property.

8. Swiss regulations, waste and sustainability

8.1 Guests comply with all applicable Swiss federal, cantonal and municipal regulations during their stay, including those on noise, waste, parking, fire safety and the use of outdoor facilities.

8.2 Waste is disposed of in accordance with the municipal system described in the House Rules: household waste only in the official fee bag (Gebührensack), with glass, PET, paper, cardboard, aluminium and organic waste separated and placed in the designated containers. Fines imposed on the property for incorrect disposal are charged to the Guest.

8.3 We ask guests to use energy and water thoughtfully, to switch off lights and heating when leaving, and to close windows during the heating season.

9. Care of the home

9.1 The home is used with care and returned in the condition in which it was received, allowing for normal use. Furniture, decoration, artwork and equipment remain in their original positions.

9.2 Appliances and equipment, including kitchen appliances, hot tub, sauna, fireplace, heating and audio-visual systems, are used only after consulting the instructions in the digital guide or manuals provided. Damage resulting from use contrary to those instructions is charged to the Guest.

9.3 Smoking is not permitted anywhere in the property. Pets are not permitted unless expressly agreed in writing.

9.4 Any damage, breakage, malfunction or safety concern is reported to us immediately upon discovery, so that it can be resolved for the Guest and for those who follow. Damage reported promptly is treated with understanding; damage discovered after departure is charged in full.

9.5 The Guest is responsible for damage caused by any occupant or visitor during the stay.

10. Breaches and their consequences

Nearly all of our guests stay without any issue, and this Section is rarely needed. It exists because certain breaches have consequences that reach beyond one stay: they affect neighbours, incoming guests, and the legal standing of the home itself.

10.1 Ending the stay. In the event of unregistered occupants or visitors, parties or gatherings, use of areas outside the booking, disturbance of neighbours, or a complaint from neighbours or authorities, Swiss Dream Living may end the stay with immediate effect, require all persons to leave, deactivate access, and retain all amounts paid.

10.2 Agreed minimum compensation. The following amounts are agreed as minimum contractual compensation (Konventionalstrafe) for the breaches listed. They reflect the disruption to subsequent bookings and the regulatory exposure each breach creates:

- Unregistered occupant or visitor: CHF 1,000 per person and per night or part thereof

- Entry before check-in time without agreement: CHF 500 per occurrence, plus CHF 500 for each further commenced hour

- Presence at the property after check-out time without agreement: CHF 500 per occurrence, plus CHF 500 for each further commenced hour

- Party, gathering or event: CHF 1,500 per occurrence

- Smoking inside the property: CHF 500 plus specialist cleaning

10.3 Nature of these amounts. These amounts are minimums and apply in addition to the rights in 10.1. They are not a payment for the conduct concerned: no breach becomes permitted by paying for it. Swiss Dream Living remains entitled to full compensation for any further loss, in particular cancelled, relocated or shortened subsequent bookings, additional cleaning and staffing, and any fine or sanction imposed on the property or its owner.

10.4 Amounts owed under this Section may be deducted from the security deposit and are otherwise payable within [10] days of invoice.

11. Liability

11.1 Swiss Dream Living's total liability in connection with a stay is limited to the amount paid for the booking, except for liability for death, personal injury, gross negligence or intent, which cannot be limited under Swiss law.

11.2 Guests use all facilities, including hot tubs, saunas, fireplaces, balconies, stairs and outdoor areas, at their own risk and supervise children at all times. Personal belongings are the Guest's own responsibility; travel insurance is recommended.

12. Cancellation

The cancellation policy applicable to each booking is stated at the time of booking. A stay ended under Section 10.1 is not a cancellation and gives no right to a refund.

13. Governing law

These Terms are governed by Swiss law. The courts at the location of the property have jurisdiction, subject to mandatory provisions on consumer jurisdiction.
